Here are a few tips for property hunters this year
.
First Home Buyers – Like many first home buyers just saving for a deposit is hard work let alone trying to find an affordable property on the Sunshine coast.

Remember your first home is not your forever home so don’t think because you can’t afford a 4 bed 2 bath 2 car on a 400sqm block home ownership is out of reach.

While master plan communities and house and land packages in Aura and Harmony are an option they come at a price many first home owners struggle to afford or find deposit for.
Other area’s worth looking at this year for affordable House and land include – Beerwah,Yandina, Nambour, Gympie South and Burnside. Land Prices from as little as $120,000 and land size up to 900sqm.
With talk of a high speed train making the trip from Brisbane to the coast in under an hour, first home buyers may look to capitalise on growth areas near existing rail lines.

Another option – to look out for this year is in influx of new 2&3 bed, 2 bath townhouses and units coming on the market. Prices will be more affordable and offer first home buyers a foot in the door and a possible future investment property.

Investors & renovators – As the Maroochydore and Kawana CBD,s start to take shape, and new unit complexes sprout from all directions you can still find value in some of the established suburbs this year.

For renovators looking to cash in, keep an eye out for 2 bed units backing on to canals or close to major beaches. I have seen some great buys recently and it’s amazing what you can do on budget to refurbish small places for a decent profit. There is still some good growth to be had in this market segment throughout 2018 if your handy with a hammer.
